Can this roof be repaired, or does it need replacing?
Only from the deck. One leak at a vent boot is a patch, and curling across a whole slope with soft wood underneath is a tear-off, and a roofer can tell those apart once they are up there. Get the read in writing.
How long can a ceiling stain sit before it matters?
Not long. Water that reaches the decking and the insulation keeps going after the rain stops, and the wet area above your stain is wider than the stain itself. A tarp holds the spot until a crew can work in dry weather.
Will homeowners insurance pay for a new roof?
Your insurer decides. The cause is what they weigh: sudden wind or hail damage is the kind a policy is written for, while a roof worn thin over twenty years is not. Ask your roofer what to photograph before the adjuster comes.
